HOME EVALUATION (a.k.a. CMA, Opinion of Value, etc.)

You may want a home evaluation for any of several reasons. The most common is because you're considering selling, either privately or through the real estate system. Others might be to appeal your property tax assessment, to help you determine the feasibility of major renovations, to establish value for distribution of marital assets.

A Comparative Market Analysis (CMA) is a written report on the current value of your property, complete with supporting documentation. It takes about half a day to prepare after an in-person visit to your property.  In addition to information, this service requires market knowledge and specific expertise gained from training and experience.   A professional service fee applies so you may count on the report's unbiased objectivity and not feel obligated. Should you use my services to sell your house, I'll credit the fee toward your listing costs.

What about FREE Home Evaluations? Those solicitations always remind me of my late father's advice when I was a boy, “Free stuff is usually worth just about what you pay for it.“ Think about it - for an agent to do a free CMA one or more of the following almost has to be true:

• s/he owes you something
• s/he loves you
• her time is valueless
• he wants to obligate you (probably to list with him).
• s/he is new and needs the practice

Surely the property for which you've worked long and hard deserves better than this.
