CAN'T WE JUST BUY FROM THE LISTING AGENT? Well, yes you can. But should you? If you were involved in legal proceedings, would you be comfortable confiding in, and acting on advice from, your adversary's lawyer? There's a parallel with real estate. It's a terribly boring subject that lawyers call "agency." Here's the Reader's Digest™ version for now. The Listing Agent is duty bound to protect the best interests of his/her client, the owner, including getting the best price and terms. Clearly the Buyer has opposite interests and would be at a disadvantage without his/her own representation. |

The traditional real estate listing package contains the services essential to selling your house, some things that may or may not help, and some extraneous things you pay for whether you want them or not. We unbundle the traditional package separating its contents into essential and discretionary parts. Among the effective, high value components are price counselling, the wide and deep market exposure of MLS®, negotiation skills and contract management through to an unconditional agreement of purchase and sale. Discretionary services are the widely-used but less valuable, less effective items such as public advertising, open houses and other forms of promotion. Some of these items have more to do with the salesperson’s personal marketing than with selling one’s house. With CHOICES™ I'll help you choose the essential and effective services that get your property SOLD, and help you avoid the unnecessary things that waste your money!
How CHOICES™ works for buyers CHOICES™ makes available to buyers everything they might expect of a REALTOR® except sales pressure. You'll enjoy working together in a framework of guidance, coaching and good advice. We advise, but you decide! By selecting the services most effective and efficient for their purposes, you will enjoy a broader selection of properties and in certain cases a financial advantage. The broader selection of properties comes from CHOICES™ clients being encouraged to consider all available properties, not just those listed in the MLS®. Traditional commission remuneration can motivate agents to avoid showing unregistered sales, exclusive listings, etc. Many consumers don't understand that co-brokerage commission, although paid by the seller, is, nonetheless, invisibly included in the purchase price of the property. CHOICES™ clients may choose a payment arrangement that allows them to recover the portion of co-brokerage commission which exceeds their consulting fees. The bottom line is that a fee arrangement contributes to efficiency, the benefit of which can be passed long to the buyer client.
